(REF: A3/SFMO/TUNGPO/PD/NET)

Location: San Po Kong

Roles & responsibilities:

  • Assist superiors to manage the assigned investment properties and/or service centre/hostel, and oversee all facilities related functions, including but not limited to security, waste management, pest control, landscaping, etc.;
  • assist superiors to review, establish and implement operation and service standards, and manpower deployment of both the facilities management team and/or hostel service team;
  • supervise subordinates, including but not limited to security staff and other site staff and conduct regular site visits including surprise night checks;
  • liaise with tenants for recovery of flats upon expiry of tenancies for enforcement of the Tenancy Agreement and handle complaints, enquiries and requests from tenants, users, lodgers, licensees and visitors;
  • invite quotations and tenders for renovation, repair and maintenance of flats, common areas & facilities, etc. of the assigned investment properties and/or service centre/hostel by drafting specifications in compliance with the procurement procedure and make recommendations on selection of suitable contractors/service providers;
  • coordinate and monitor the progress of renovation/repair works and exercise control on contractors;
  • liaise with officials of government departments and Owners’ Corporations of building partially owned by the Group regarding building management matters;
  • draft annual budgets and submit reports on incidents occurred at the assigned investment properties and/or service centre/hostel;
  • submit reports to superiors and recommend courses of action when necessary; and
  • attend emergency calls and urgent duties round the clock, e.g. attend special events in weekends when required.

The ideal candidate should have/be:

  • (a) Matriculation (passes in two Advanced Level subjects in HKALE and credits in three other HKCEE subjects) or equivalent plus at least 5 years of relevant experience; or
    (b) a Professional Diploma in Property/Housing/Facilities Management/Building Services Engineering/Building Studies or related discipline;
  • preferably membership of Hong Kong Institute of Housing or equivalent;
  • preferably 2 years’ post-graduation experience in property/facilities management;
  • experience in daily operations management and duty schedule arrangements;
  • excellent command of both spoken and written English and Chinese; and
  • self-motivated and able to work with multi-tasking skill.

Compensation & employment terms:

The successful candidate will initially be offered a 3-year contract with a remuneration package which will be commensurate with his/her background and experience.  The continuation of employment and employment terms thereafter will be subject to mutual agreement.  Apart from contributions to the MPF Scheme, other benefits include paid annual leave, medical services, a dental scheme and training sponsorships.  The incumbent will normally work under a 5-day week schedule subject to operational needs and exigencies of the service.
